Terms of Service

CashBuyerMarketplace.com is a marketplace. Cash buyers publish the criteria they buy on (a “buy box”), and wholesalers match properties against those criteria and contact the buyers whose criteria fit.

We are not a party to any transaction between members. We do not broker, negotiate, appraise, or close anything, and we take no commission on a deal.

This matters more than anything else here. We do not verify identity, licensing, creditworthiness, or the existence or sufficiency of any member’s funds.

A “POF on file” badge means only that a member uploaded a document. We do not read it, authenticate it, or confirm the balance it shows. Star ratings and closing counts are generated by other members and reflect their opinions and their own record-keeping.

You are responsible for your own diligence on every counterparty and every property, every time.

You must comply with the real estate licensing, contracting, advertising, and disclosure laws of every state you operate in. Wholesaling is regulated differently from state to state, and several require a licence to market a property you do not own. Determining what applies to you is your responsibility, not ours.

Post accurate information. Keep your buy box current — we ask you to confirm it every 6 months, and one that goes unconfirmed stops matching. Do not upload a document you do not have the right to share, and do not use contact details obtained here for anything other than the deal that surfaced them.

You pick one role at signup — cash buyer or wholesaler — and it cannot be changed afterwards. You are responsible for activity under your account and for keeping your credentials secure.

Cash buyer accounts are free. Wholesale Pro is $99/mo or $948/year, billed through Stripe, and includes a 7-day free trial for first-time subscribers. A payment method is collected at signup; you are not charged during the trial, and cancelling before it ends means you are not charged at all.

Cancel any time from the billing portal in your account settings. Access continues to the end of the period you have paid for. We do not pro-rate or refund partial periods unless the law requires it.

We may change pricing with notice; a change never applies to a period you have already paid for.

You keep ownership of what you upload. You grant us the licence needed to operate the service — to store your buy box, show it to matched wholesalers, and deliver your deals and documents to the members entitled to see them.

Reviews must be based on a real transaction. We may remove content that is false, unlawful, or used to harass.

We may suspend or close an account that breaks these terms, misrepresents itself, misuses another member’s contact details, or is used to defraud. Where it is practical and lawful, we will tell you why.

The service is provided as is. We do not warrant that a buyer will perform, that a deal will close, that any information a member posts is accurate, or that the service will be uninterrupted.

To the extent the law allows, we are not liable for indirect or consequential losses, including lost profits or lost deals. Our total liability is limited to the amount you paid us in the twelve months before the claim.

We will post any change to these terms here and update the date above. Continuing to use the service after a change means you accept it.
