For cash buyers
Is it really free for cash buyers?
Yes, permanently, and there is no card at any point. Wholesalers pay for access to buyer contact details, which is exactly why charging buyers would be backwards — you are what makes the paid side worth paying for.
What is a buy box?
Your purchase criteria, written down once: the submarkets you buy in, your price floor and ceiling, minimum beds, how much rehab you will take, and how fast you can close. Wholesalers match their deals against it. Six fields, about a minute.
Will I get blasted with deals that do not fit?
No, and this is enforced in the database rather than promised in copy. Every send is checked against your criteria as it is written, and one that falls outside your box is rejected before it reaches you. If your ceiling is $180k you will not be sent a $240k property.
Who can see my name and phone number?
Only if you choose to share them. By default a wholesaler on a paid plan sees your name, email, phone and POF file when they have a deal that matches your box — that is what gets you called first. In your account you can switch to email only: you still match and still receive every deal that fits, but no wholesaler sees who you are or can call you, and you reach out if something is worth a conversation. Either way your details are never sold as a list and are not visible to people browsing the site, and pausing your box stops you appearing in matches immediately.
What does "POF on file" mean? Are funds verified?
It means you have uploaded a proof of funds document, and nothing more than that. Nobody here checks it, confirms the balance, or vouches for it — we will never tell a wholesaler your funds are verified, because we are not in a position to know. It is a signal that you were willing to provide one, which wholesalers weigh alongside your closing history and rating. Your buy box works without it.
Why do I have to confirm my buy box every 6 months?
Because a stale buy box is how buyers stop answering their phones. At 5 months we email you a one-click confirm; at 6 months the box stops matching until you reactivate it. Nothing is deleted, and reactivating is one click. A wholesaler reading a two-year-old list is the problem this exists to prevent.
Can I pause or delete a buy box?
Both, at any time, from your dashboard. A paused box stops matching immediately.
For wholesalers
What can I do without paying?
Enter a deal and see how many active buy boxes it matches, updating as you type, along with each buyer's price band, condition tolerance, close timeline, rating, closing count and whether they have a POF on file. What a free account does not show is who they are.
What does Wholesale Pro add?
Buyer names, phone numbers, email addresses and their POF files, plus the ability to send a deal to every matched buyer at once. $99/mo or $948/year, cancel any time from your account. The match count is free precisely so you can check there is something worth paying for before you pay.
How does matching actually work?
Six rules, all of which must hold: the buyer covers that submarket, their box is active and confirmed within 6 months, the property type is one they buy, your asking price sits inside their band, the beds meet their minimum, and a heavy-rehab property is not sent to someone who only takes cosmetic. Matches are ranked POF on file first, then rating, then closings, then most recently confirmed.
Can I edit a deal after I post it?
Yes. If you change the price or mark it under contract, the buyers you already sent it to are emailed about the change — editing quietly would be worse than not allowing edits at all. Corrections to notes or comps update without emailing anyone. The market a deal sits in cannot change once it has been sent.
What happens if no buyers match my deal?
You will see zero, and we will not pretend otherwise. Leave the deal up: when a buy box is published later that matches it, you are emailed. That notification is free and does not require a subscription.
About the marketplace
Do you verify buyers or wholesalers before they join?
No. Anyone can create an account and start using the marketplace immediately, and we would rather tell you that here than have you assume otherwise. What the site shows you is factual rather than editorial: whether a POF document exists, how many assignments someone has actually closed here, and how the people on the other side of those deals rated them. Do your own diligence before contracting — the same as you would with any counterparty.
How do ratings work?
After an assignment closes, both sides rate each other from one to five with a comment. Neither review is visible until both have been submitted, or 14 days after the first — so nobody is rating in response to what the other person said about them. That is what stops the scores collapsing into mutual politeness or revenge.
Which markets are open?
Northern Shenandoah Valley and Northern Virginia. Five more are on a waitlist, and a waitlist market opens once it has enough active buyers to be worth a wholesaler's time.
Can I post in a market that is not open yet?
Buyers can, and it is the thing that opens it. Publish a box covering a waitlist market and you are matched the moment it goes live. Wholesalers wait for the market to open.
